The Main Focus:

Aside from the obvious need to continue selling the existing new homes, luxury villas and golf apartments to enable self funding, let´s have a look at what we believe is an ideal development, in it´s broadest context…

1. Quality Complexes:  Apartments.

Ground floor apartments. 2 bedrooms, adaptive bathroom. Reserved for the senior generation (70+) at low rental prices, one housing a medically qualified care-giver / manager (or 2). These apartments are not for sale or sub-letting but allow for “lifetime” occupancy. After this they revert to our Company and Partners either to be re-let or sold without encumbrance.

Middle level: 2-3 bed, 2 bath. For sale immediately but may not be re-sold within 5 years. Or “rent now to buy later” at favourable rentals. May be bought after 5 years at 70% of the then market price, assessed by independent valuers.

Top level. Penthouses with terrace and roof terrace: 3 bed, 2 bath. For sale  at competitive prices, without restrictions.

Central facilities: these being places that encourage the sense of community, friendship and belonging. Swimming pool, Gymnasium, Community rooms (with games such as 8-ball pool, ping pong, darts etc.)

Incoming facilities: Nearby, adjacent or within the developments: Restaurants, health centers, sports facilities (tennis, golf, etc.). It all depends on location. This is paramount!

2. Luxury Apartments.

Same as the Penthouses above, but with 3-4 bed, 3 bath. Either with gardens, large terrace or rooftop solarium.

3. Luxury detached & semi-detached Villas.

The very highest quality build and fittings. Good size garden and terraces. Optional private pool for the detached, depending on plot size.

Conclusion:

These projects aim to be eco-friendly, and partially or fully self-sustainable where possible. Not a charity, but a highly ethical Business. An objective is to reach a point where ongoing projects will be entirely self-funding. In the medium term they will offer a good ROI to investors. Admittedly not as high in the early stages as with solely commercial ventures, but much more so in the future, without further investment.

Potential investors (“venture partners)” will almost certainly share the same business ethos and vision. Which, as we have succinctly said is: “Affordable housing in Spain for young people, families and older people“,  yet also with a good ROI, particularly for the “early birds”.

It is entirely possible for an ethical business to also be profitable.
